We inform our community about new projects, providing a comprehensive feasibility analysis that includes the sources of estimations, the required capital, and the team conducts a live Q&A call for interested participants.

Target returns: Finding projects worthy of our community

We don’t present every deal we see to the community—only the ones that meet our strict criteria. Every project is carefully reviewed through a conservative feasibility process before it’s offered to potential partners. If it doesn’t meet our standards, it doesn’t get released. To be considered worthy of your attention, a project must show:

  • A minimum 25% development margin, and
  • An expected return of at least 80% on partner capital, based on pre-finance contributions

These figures are based on thorough due diligence and conservative forecasting. We base all forecasts on actual costs, firm quotes, and real-world evidence, not guesswork.

Land Costs

The land is already secured before we open a project to the community. Due diligence, zoning checks, and design planning are complete, so these costs are locked in.

Build Costs

We work with experienced multi-dwelling builders under fixed-price contracts. If plans aren’t finalised yet, we use pricing from similar active projects with the same builder to guide our numbers.

Other Costs

With over 20 active developments, we have a deep understanding of the full stack of project costs—legal, finance, tax, sales, consultants, and more. Our development management fee is transparently built into this.

Expected Sales

We consult 3–4 local agents and benchmark against comparable sales to arrive at a conservative sales forecast based on actual feedback—not inflated assumptions.

Typically, partners fund around 35% of the project, with the remaining 65% funded via development finance. While no property project is risk-free, our process is built around one core idea: underpromise and overdeliver. We aim to overestimate costs and underestimate sales so our models remain conservative.
